How to prepare to rent a home in Cartagena

A clearer search begins before you open the catalog. Define your priorities, compare the full monthly cost, and arrive at each viewing with specific questions.

1. Write a short search brief

Summarize who will live in the home, the move-in date, expected term, budget, possible areas, and three non-negotiable conditions. Add pets, parking, accessibility, and furniture only when relevant.

Separate essentials from preferences. That distinction helps you compare alternatives without losing time or rejecting a strong option over a secondary detail.

2. Calculate the complete monthly cost

  • Rent amount and payment date.
  • Building management fee and what it includes.
  • Utilities, internet, and other consumption charges.
  • Parking, transport, and recurring building costs.
  • Guarantees, screening, and other payments: request the basis and conditions in writing before paying.

A listing with price on request is not enough to calculate a budget. Confirm the amount before moving forward.

3. Inspect the home and surroundings

Test doors, windows, taps, drains, lighting, and included equipment. Record visible condition and ask how repairs are reported.

Visit the block at a time that resembles your routine. Check noise, access, transport, deliveries, entrance security, and building rules.

4. Make the agreement clear

Colombia's Law 820 of 2003 allows an urban residential lease to be verbal or written, but requires the parties to agree at least on who is contracting, the property, price and payment method, included services, duration, and responsibility for utility payments.

Keep a clear record of the agreement, payments, and handover condition. If a legal or contractual term changes your decision, seek legal advice about your specific case.

5. Confirm before paying to hold a home

Confirm that the property is still available, the price and charges match the conversation, and the person or company receiving information or payment is identified. A scheduled viewing is not a confirmed reservation.
