Living in the Old City: understand the home behind the façade

Choose a street as well as a setting
Plaza de Bolívar and Plaza de San Diego are useful reference points, but they cannot replace a visit to the property. Walk the street at different times and listen from the rooms where you would spend time.
Check where you would shop, meet a driver, and receive deliveries. If you work from home, test the connection available at the property and listen to the surroundings from your intended workspace.
Look at how the home works inside
- Assess courtyards, ventilation, daylight, and privacy between rooms.
- Ask about damp, leaks, roofs, and the upkeep of utilities and equipment.
- Check stairs, changes in level, and routes through the home against your access needs.
- Request information about completed repairs and responsibility for outstanding work.
Check what changes are possible
The IPCC publishes guidance on conserving domestic architecture in the historic area. Before relying on a renovation, confirm with the authority and a qualified professional which conditions apply to the property and your intended use.
Bring specific requirements to the viewing: layout, cooling, equipment, and use of courtyards or terraces. Do not budget for alterations as though approval were already in place.
Separate a home search from a business proposal
Tell IBR whether you need a residence, a temporary stay, or premises for a business. A tourist location does not establish that every use is permitted or provide a basis for predicting income.
